Leak Detection

How we find a hidden leak

A hidden leak does not announce itself.

It shows up as a number on a bill or a stain on a wall.

We start by shutting off everything that uses water and watching the meter.

If the meter keeps moving with every fixture off, water is going somewhere it should not.

Then we isolate each line and test it on its own, which narrows the leak to one run of pipe.

Once we know the run, we work out the spot and open only what has to be opened.

We repair the pipe, then close up what we opened.

What it covers

Leak Detection, covered end to end.

  1. 01

    A water bill that jumps

A bill that climbs when nothing changed in how much water you use is one of the first signs of a leak.

  2. 02

    Meter moving, all off

If the meter turns while every tap and appliance is off, a pipe is leaking somewhere.

  3. 03

A warm spot on the floor

A warm patch on a slab floor can mean a hot-water line is leaking underneath it.

  4. 04

    The sound of running water

Water running in a wall or floor when nothing is on points to a leak that has not shown itself yet.

  5. 05

    Damp walls, mildew smell

Damp drywall, soft baseboards and a musty smell often trace back to a leak behind the surface.

  6. 06

    Low water pressure

Pressure that drops for no clear reason can mean water is escaping before it reaches the faucet.

The honest answer

When it is a slab leak

Many Miami homes sit on a concrete slab, and some of the water lines run under it.

A leak in one of those lines cannot be reached without opening the floor.

Before we do that, we isolate the lines and test them, so we know which one is leaking.

Then we open a small area, drill or cut carefully and replace the damaged pipe underneath.

Not every leak is under the slab.

Some are in a wall or in the yard, and the same testing applies.

Leaks in Miami homes

Slab-on-grade construction is common across Miami, so a lot of water pipe runs under the floor.

Hard water from the aquifer can scale pipe over the years, and an aging line can start a pinhole anywhere.

A leak under a slab can run a long time before anything shows above it.

The first sign is often a higher water bill, or a warm spot where a hot-water line runs under the floor.

In summer, wet ground after a heavy rain can hide a leak in a yard line.

Still wondering? Call (305) 834-1588, any hour.

How do I know if I have a hidden leak?

Watch for a bill that jumps, a meter that moves with all taps off, a warm floor, damp walls or the sound of water.

Do you have to break the floor to fix a slab leak?

If the leak is in a line under the slab, the slab has to be opened to reach it.

We narrow it down first so the opening stays small.

Can you find the leaking line before opening anything?

Usually we can narrow it to one line by shutting things off and testing each one.
